    Congress Center

    Congress Center is another of DRI’s developments located in Chicago’s West Loop. It is a 565,000 s.f. speculative office space with 33,000 s.f. columnless floor plates built in part to meet our client’s needs for future flexibility and advanced technological requirements. Again, the team compiled by DRI overcame numerous obstacles with grit and innovation such as when the hand shoveling of snow was utilized by the building’s contractor to prevent substantial construction delay that resulted in the project’s completion ahead of schedule (in just 15 months) thus saving 28% in taxes on $113 million dollar investment.

    A 42,000 s.f. tenant re-development project at 203 North LaSalle for which DRI coordinated the Architect and Contractor for a three phase in-place re-development of the entire 19th floor while simultaneously tracking the budget and scheduling of each move.

    Sidley Austin & Wood LLP

    Sidley Austin Brown & Wood LLP (SAB&W) is a 550,000 s.f. relocation project form the Chase Building at 10 South Clark to the 1 South Dearborn Building. This project was highly complex due to the large number of consultants involved – 15 different consultants were involved in the planning and organization of work. DRI set the tone of the project from its beginning to have concise and informative meetings each week. There were responsibilities handed out each week with strict completion dates to be met. It was through this tight time tracking progress that allowed SAB&W to add 50,000 s.f. of space in the middle of the project, which was simultaneously constructed without impact on the original completion date. The project culminated in a 17-floor move of furniture into the new space over the Thanksgiving Holiday weekend.

    A 400,000 s.f. tenant relocation project to Downers Grove, IL in which DRI coordinated the design, construction and move of over 1,500 employees through four different move dates.

    O'Hare Corporate Campus

    O’Hare Corporate Campus is a 23-acre development of DRI’s that includes 700,000 s.f. of Class A office space parceled amongst 5 new buildings as well as 300,000 s.f. hotel and conference center. Just a handful of its amenities include:

  • 401 south wacker drive

    401 South Wacker Drive

    DRI acquired 401 South Wacker’s site in 2003. This development includes 31 stories of Class A office space in a tower with 885,000 rentable square feet, 16 passenger elevators and one freight elevator. Floor-to-ceiling windows present superior views, and a unique architectural overhang extends out to Wacker Drive, providing additional square footage. The secure lobby has 60-foot ceilings and glass walls that open to Wacker Drive. Located at Wacker and Van Buren, this development provides convenient access to public transportation, major interstates, and local restaurants and businesses.

  • Old Orchard Woods

    DRI purchased this property in 1996 for $6 million, far below replacement costs, in an effort to use our expertise to revitalize an under-valued real estate opportunity. The assessment of the existing building (330,000 RSF), the undeveloped acreage, and the proximity to Edens Expressway and Old Orchard Shopping Center presented us with an opportunity to create value. North Shore Health System, the anchor tenant, signed a 15-year extension in 2014, and the remaining rentable square footage is 90% occupied.

    DRI continues to own Old Orchard Woods in partnership with OakTree Capital. We sold 10 acres of this property to Optima for $19 million in 2005, resulting in the high-rise residential development visible from the Edens.

  • Mayer Brown, Rowe & Maw LLP

    Mayer Brown Rowe & Maw LLP (MBRM) was a 478,000 s.f. relocation project. DRI Coordinated the relocation of 400,000 s.f. to the Hyatt Center, 78,000 s.f. to the Federal Reserve Center and the MBRM Data Center to a co-location site in the suburbs. DRI was given a strict timeline and budget to address, By guiding the MBRM design committee, the Architect and the Contractor DRI enabled MBRM to meet the budget that was outlined from project’s inception. In addition, DRI had to ensure that the relocation to the Hyatt Center was complete with IT information still flowing before the co-location move to the suburbs while simultaneously keeping the forces moving for the completion of the Federal Reserve space so that the IT department would be in their new home on time with no phone or computer down time.

    Union Tower

    Awarded the NAIOP Award for Excellence as “Downtown Office Development of the Year”, Union Tower is a 17-story, 362,000 s.f. technologically advanced class A office space developed by DRI. Amenities for this building include a column free floor plate design with 9-foot ceilings and 20,480 r.s.f. per floor, 17 executive heated parking spaces, advanced security system, six passenger elevators, indoor loading docks to accommodate two trucks and a dedicated freight elevator. The MEP system includes accommodations for high bandwidth cabling, wattage per square foot that exceeds industry standards and oversized, zoned HVAC capacity. The project was completed under budget and one month ahead of schedule.

  • 949 North Elston Avenue

    DRI acquired this 17-acre Chicago Paperboard site and its buildings (which are directly west of Goose Island) in 2004. All the buildings have since been demolished, and we are planning various development scenarios on the property. This development includes 2,000 lineal feet of riverfront on the west bank of the Chicago River. This site provides direct access to Elston Avenue and easy access to the Kennedy Expressway.
